What West Hollywood is built out of

Very little of West Hollywood is detached houses. The city has one of the highest housing densities in Los Angeles County, and its stock falls into three eras that each behave differently on a job site.

The 1920s and 1930s Spanish courtyard apartments are the ones people move here for: two-storey buildings around a planted central court, with clay tile roofs, arched openings, hardwood floors and three-coat plaster walls. Renovating a unit in one means working with plaster rather than drywall, galvanised supply lines that are past end of life, and knob-and-tube wiring that is still energised more often than owners expect. Streamline Moderne buildings from the late 1930s sit alongside them, with their curved corners and steel casement windows.

Then there are the 1960s dingbat apartments: two or three storeys of units over open tuck-under parking, stucco boxes with a decorative facade. These are the buildings the soft-story retrofit programmes were written for, and a great many of them line the streets between Santa Monica and Fountain.

Renting, rent stabilization and what you can renovate
