Foundations here are engineered from a soils report rather than assumed, and commonly involve deep footings, piles or a mat foundation rather than a conventional strip footing. Excavation in sand also requires shoring, because an unshored trench in loose sand does not stay open.

Salt air does the rest. Within this distance of the water, fasteners and connectors go stainless or hot-dip galvanised, exterior hardware and railings go marine-grade stainless or powder-coated aluminium, and mechanical equipment should carry a coastal coating package. Standard specifications rust visibly within a couple of years.

The Hill Section and East Manhattan sit further back and higher, with firmer soil and less direct exposure, so the specification eases somewhat, but not as much as the distance suggests.

Coastal permits and construction hours
