Remodeling Beverly Hills is a design-build remodeling contractor in Beverly Hills, California. We work across the city and the surrounding Westside on whole-house renovations, kitchens and bathrooms, room additions, ADUs, and remodeling on rental and investment property. A job starts with a measured drawing and ends with a signed-off permit card from the counter at 455 N. Rexford Drive.
We have built under this name for more than twenty years. The trade behind it runs back a good deal further, over 120 years and five generations of carpenters and home improvers, and the company is led today by a U.S. Air Force veteran. On site that shows up in fairly unglamorous ways: drawings before anyone starts demolition, a schedule with real dates on it, and subcontractors who turn up on the day they said they would.
Call (424) 766-1835 and we will come and look at the space. You get a written scope and a budget range before you commit to anything, and it costs you nothing.
Residential remodeling services in Beverly Hills
Most of our work sits inside single-family homes between Sunset and Wilshire, in the flats south of Santa Monica Boulevard, and on the hillside lots above Coldwater and Benedict Canyon. These are the jobs we get asked for most often.

Whole house remodeling
Full interior gut and rebuild. Layout changes, structural work, new mechanical, electrical and plumbing, and finishes throughout. Usually 6 to 12 months on a Beverly Hills home. Harvard's Joint Center for Housing Studies puts annual US spending on home improvements and repairs above $600 billion, driven largely by aging housing stock, which is exactly what a gut renovation addresses.

Kitchen remodeling
Layout redesign, island and range relocation, custom cabinetry, stone counters, and the electrical and gas work a modern appliance package needs. Zonda's 2025 Cost vs. Value report put a minor kitchen remodel at 112.9% of cost recouped, the only interior project to reach the national top five. A full layout change returns less and buys more: we will tell you which one you are actually asking for.

Bathroom remodeling
Primary suite baths, hall baths and powder rooms. Waterproofing to current code, curbless showers, radiant floors and stone or large-format porcelain. The Insurance Information Institute reports that roughly one in sixty insured homes files a water damage or freezing claim every year, at a mean payout of $15,400. That is why we flood-test every shower pan before a tile goes down.

Home additions
Room additions, kitchen bump-outs and rear extensions. We handle the setback, floor-area and lot-coverage math before the design gets attached to anything. In the National Association of Realtors' 2025 Remodeling Impact Report, a primary bedroom suite addition was one of only three projects to score a perfect 10 for homeowner joy. Our cost guide puts one at $200,000 to $550,000 over five to nine months.

ADU construction and remodeling
Detached and attached accessory dwelling units, plus junior ADUs. State ADU law overrides a lot of local zoning, which is what makes these buildable on small lots. The City of Los Angeles permitted 6,626 ADUs in 2024, its second-highest count on record and close to half of all new residential permits issued that year. The route is open, and it is open because of state law rather than local goodwill.

Garage conversion and remodeling
Converting a one or two-car garage into living space, a studio or an ADU. The work is in the slab, the ceiling height, the egress, and the replacement parking question. Nearly one in five new residential units now produced in California is an ADU, and garage conversions are a large share of them. The catch is habitability: seven feet of ceiling height and a compliant egress opening under the California Residential Code, both of which garages routinely fail.

Basement remodeling
Finishing and lowering basements in the older Beverly Hills housing stock, including egress windows, moisture control and mechanical relocation. Under the California Residential Code habitable space needs a seven-foot ceiling, and a basement bedroom needs an emergency escape opening of 5.7 square feet with a sill no higher than 44 inches. Finishing a basement at $150 to $350 per square foot depends entirely on whether you already have both.

Home exterior remodeling
Stucco, siding, windows and doors, roofing coordination, driveways and hardscape, and the front elevation work that changes how the whole house reads. Eight of the ten highest-returning projects in Zonda's 2025 Cost vs. Value report were exterior work, with fiber-cement siding replacement recouping 113.7%. Curb appeal is not a soft argument, it is the strongest resale data in the industry.

Home office renovation
Dedicated offices and studios with sound isolation, hardwired network, dedicated circuits and lighting that works on camera. The Bureau of Labor Statistics found that in 2025, 35% of employed people did some or all of their work at home on days they worked, rising to 51% among those with a bachelor's degree or higher. A proper office is now a permanent room, not a temporary arrangement.

Accessibility and aging-in-place remodeling
Curbless showers, widened doorways, blocked walls for future grab bars, and stair or level-change solutions that do not look institutional. AARP's 2024 Home and Community Preferences Survey found 75% of adults aged 50 and over want to stay in their current home. A curbless shower conversion runs $28,000 to $65,000 here, against a far larger number for assisted living.
Income property and investor remodeling
A large share of Beverly Hills and Westside property is held as income or held short, and that work runs on a different clock than an owner-occupied remodel. A vacant unit loses money every week it sits. A flip loses margin to every day of carry. So we bid and schedule these jobs differently, against a fixed scope and a hard finish date instead of an open one.
It is also where the Los Angeles seismic retrofit ordinance keeps coming up. Around 13,500 soft-story buildings fall under Ordinance 183893. The compliance deadline for buildings under sixteen units passed in April 2026, and penalties for missing it run to $500 a day.

Rental property and apartment remodeling
Unit turns, common-area upgrades and full building refreshes for landlords and property managers, sequenced around occupied units and rent-stabilization rules. Our cost guide puts a refresh turn at $8,000 to $25,000 in one to two weeks, and a full unit gut at $45,000 to $110,000 in four to eight. On rental work the schedule is the budget, because every extra week is a week of lost rent.

Investor and house flip remodeling
Fixed-scope, fixed-date renovation for flippers. Spec built to the comps rather than above them, on a schedule that protects your carry. ATTOM's 2025 year-end report put the typical gross flipping return at 25.5%, the lowest since 2008 and down from 32.1% the year before. Margins that thin are why we contract flips on a fixed scope and a fixed completion date.

Pre-sale home renovation
Targeted work before listing: kitchens, baths, floors, paint and curb appeal, chosen for return rather than for taste. In the National Association of Realtors' 2025 Remodeling Impact Report, a steel front door recovered 100% of its cost and a closet renovation 83%, both far ahead of the big-ticket interior work owners usually reach for first.

Condo and high-rise remodeling
Wilshire Corridor and Century City towers. HOA approval packages, insurance certificates, elevator reservations and restricted work hours. California requires floor-ceiling assemblies between dwellings to hit an impact insulation class of 50 in the laboratory and 45 in the field, and most boards enforce the same for sound transmission. That is an assembly requirement, not a flooring product you can pick in a showroom.
Specialty work most remodelers subcontract out
Beverly Hills housing is not one thing. The flats hold 1920s Spanish Colonial Revival and Mediterranean Revival. The middle of the city is mostly post-war traditional. Trousdale Estates has one of the densest concentrations of mid-century modern anywhere in Los Angeles. They do not take the same treatment, and the work below is where that difference tends to show up.
- Historic and period home restoration. Matching original plaster, steel casement windows, clay tile roofs, and hand-troweled stucco on pre-war homes. A City of Beverly Hills Landmark designation also opens a Mills Act contract, a ten-year renewable agreement that reduces property tax in exchange for maintaining the building; applications close on 31 May each year.
- Mid-century modern renovation. Post-and-beam framing, exposed structure, floor-to-ceiling glass and flat roofs, updated without flattening the original design. The American Community Survey puts the median Los Angeles home at a 1965 build, so this is not a niche era here, it is the middle of the housing stock.
- Second story additions. Vertical expansion on a constrained lot, including the foundation and shear analysis that has to happen first. Our cost guide puts a second story at $400 to $800 per square foot over eight to fourteen months, and the spread is almost entirely down to what the existing foundation can carry.
- Wine cellar design and construction. Insulated envelope, vapor barrier, cooling unit sizing and racking, built into a basement or a converted room. Long-term storage wants roughly 55°F and 50 to 70% relative humidity held steady, which is an envelope problem before it is an equipment problem. Budget $75,000 to $200,000.
- Home theater and media rooms. Isolated construction, acoustic treatment, projector geometry and equipment ventilation. Screen size follows the SMPTE and THX viewing-angle recommendations of roughly 30 to 36 degrees from the main seat, which is why the room dimensions get fixed before framing rather than after.
- Outdoor living and backyard remodeling. Covered patios, pergolas, outdoor kitchens, fire features and pool-deck hardscape. Zonda's 2025 Cost vs. Value report put a wood deck addition at 94.9% of cost recouped and a composite deck at 88.5%, among the strongest returns of any project that adds usable space.
- Fire and water damage restoration remodeling. Insurance-scope rebuilds after a loss, coordinated with the adjuster. Water damage and freezing alone accounted for 22.6% of all homeowners insurance losses in 2023 according to the Insurance Information Institute, second only to wind and hail. The rebuild is a permitted construction project on its own schedule, and it is separate from the emergency mitigation that runs in the first few days.
Why Beverly Hills homeowners choose us
Twenty years under this name, and 120 behind it
We have built under this name for more than twenty years, and the trade behind it runs back over 120 years and five generations of carpenters. The company is led today by a U.S. Air Force veteran, which mostly shows up as schedules treated as commitments rather than aspirations. The practical value is not the number. It is that kitchens and additions we finished fifteen and twenty years ago are still standing in this city, and we can walk you through how they have held up.
CSLB #886079, and we would rather you checked
Licensed, bonded and insured, with our California contractor's licence number printed in the footer of every page on this site. You can verify it on the CSLB website in about a minute, and we would encourage you to, for us and for whoever else you are considering. Certificates of general liability and workers' compensation go to you on request, and straight to your HOA or building management when a condo or high-rise project requires them.
One contract covers drawings, permits and the build
Design, structural engineering, plan check and construction all come from a single contract, so nobody gets to blame the other party when a detail does not line up. We prepare and run the submittal ourselves, whether that is the Beverly Hills Community Development Department at 455 N. Rexford Drive or LADBS on a property just over the line. You get a line-by-line written scope before any deposit, and where a number is an allowance rather than a fixed price, the proposal says so.
Get your remodel priced this week
Tell us the address and roughly what you have in mind. We walk the property, then put a scope and a budget range in writing, usually within the same week. Prefer to talk it through? Call (424) 766-1835.
How a remodel runs with us
1. Walk the property
We visit, measure, and look behind the walls wherever we can get a look. You have a realistic budget range in writing the same week. If your budget and your scope do not meet, this is where you find that out, not three months later with the kitchen already on the driveway.
2. Design and engineering
Measured existing conditions first, then a design set. Structural engineering wherever walls, roofs or foundations are involved, and Title 24 energy compliance where the scope triggers it.
3. Permits and plan check
We submit, answer the corrections, and carry the project through approval. On a straightforward interior remodel in Beverly Hills that runs a few weeks. On an addition or an ADU, plan on considerably longer.
4. Build
One site supervisor who stays on the job, a published schedule, dust containment in occupied homes, and inspections booked ahead of the work instead of after it.
5. Close out
Final inspection signed off, punch list finished, warranty documents and appliance manuals handed over, and the permit card closed. An open permit is the kind of problem that stays quiet for years and then surfaces in escrow.
Permits and plan check in Beverly Hills
Beverly Hills runs its own building department instead of deferring to Los Angeles County, and the Community Development Department sits in City Hall at 455 N. Rexford Drive. That works in your favour. It is a small department serving a small city, and a well-prepared submittal moves through it. The flip side is that a contractor whose experience is all in the City of Los Angeles will be learning a different process on your project, at your expense.
Three local specifics are worth knowing before you set a budget. Projects that come to more than a 50% remodel of a multi-family or commercial property carry an accessibility expert fee, calculated as a percentage of the plan check and permit fees. Hillside properties above Sunset face extra grading and geotechnical review. And single-family design review can apply to anything visible from the street, which catches front elevations, windows and roofing far more often than owners expect.
A rough rule: interior work that leaves plumbing, electrical and structure where they are is the fastest path through the city. The moment a wall comes out, a window opening changes size, or a bathroom moves, you are in plan check. Treat that as a line on the schedule rather than a formality.
Areas we serve around Beverly Hills
Beverly Hills is the centre of what we do, and the rest of the Westside is a short drive in most directions. We work regularly in West Hollywood, Bel Air, Brentwood, Hancock Park, Culver City, Santa Monica and Pacific Palisades, and over the hill in Studio City, Sherman Oaks and Encino.
Further out we take projects in Burbank, Glendale, Pasadena, Calabasas, Malibu and Manhattan Beach. If your property sits inside roughly 25 miles of Beverly Hills, we will come and look at it. Past that we will usually tell you a closer contractor is the better bet, because a crew stretched across the county is no use to you when something needs sorting on a Tuesday morning.

How much does a full home remodel cost in Beverly Hills?
Full remodels in this market generally run $200 to $800 per square foot depending on finish level and how much structural and mechanical work is involved. A cosmetic refresh sits near the bottom of that band; a gut renovation with new systems, moved walls and high-end finishes sits near the top or above it. Our cost guide breaks the numbers down job by job.
Do I need a permit to remodel in Beverly Hills?
Almost certainly, unless the work is purely cosmetic: paint, flooring laid over an existing subfloor, or cabinet replacement in the same footprint. Anything that moves plumbing or electrical, changes a structural element, alters a window or door opening, or adds square footage needs a permit from the Beverly Hills Community Development Department. We prepare and run the submittal as part of the contract.
How long does a kitchen or bathroom remodel take?
A bathroom in the same footprint is typically four to eight weeks on site. A kitchen with new cabinetry is usually eight to fourteen weeks, and the long pole is almost always cabinet lead time rather than labor. Add four to ten weeks up front if the scope needs plan check.
Can I stay in the house during the remodel?
For a single bathroom or a contained room, usually yes. For a kitchen you can, but plan on a temporary setup and roughly two months without a working kitchen. For a whole-house gut, no. The house will be without power, water or both for stretches, and living on site slows the schedule enough to cost more than the rental.
Do you work on rental buildings and investment property?
Yes, and it is a growing part of the business. Unit turns, common-area upgrades, full building refreshes, flip renovations and pre-sale work all run on fixed scope and a hard completion date, because vacancy and carry cost are the real budget on those projects.
Which areas outside Beverly Hills do you cover?
Roughly a 25-mile radius. That includes the whole Westside, the southern San Fernando Valley, the coastal cities from Santa Monica down to Manhattan Beach, and east as far as Glendale and Pasadena. Call (424) 766-1835 and we will tell you straight away whether your address is one we serve well.
Are you licensed, bonded and insured?
Yes to all three. Our California contractor's licence number is published in the footer of every page on this site, and you can verify it yourself on the CSLB website in under a minute. We would encourage you to, for us and for anyone else you are considering. Certificates of general liability and workers' compensation insurance go to you on request, and directly to your HOA or building management where a condo or high-rise project requires them.
How long have you been in business?
More than twenty years remodeling under this name, with over 120 years and five generations of family carpentry behind it. The practical value of that is not the number. It is that work we completed fifteen and twenty years ago is still standing in this city and we can talk you through how it has held up.
What does an estimate actually include?
A site visit, measurements, a walkthrough of what the work involves and where the risks are, and a budget range in writing. It is not a fixed bid, because a fixed bid needs drawings. It is enough for you to decide whether to proceed to design.
